Cancellation is required in advance and in writing via fax or mail and effective upon receipt by Starts International Hawaii, Inc. Cancellations or changes received in writing after 12:00 PM (Hawaii Standard Time) as described below are subject to the following penalties:
31 to 59 days prior to check-in date: $500 charge
30 to 15 days prior to check-in date: 30% cost of stay penalty
14 days or less prior to check-in date: 50% cost of stay penalty
No show: 100% cost of stay penalty
No refunds for early check outs
Security Deposit $500 – 2bedroom $1,000 – 3bedroom
A security deposit is required to confirm and hold your reservation. The deposit is NOT applied toward rent; however, it is fully refundable within thirty (30) days of departure, provided the following provisions are met.
(a) No damage is done to unit or its contents, beyond normal wear and tear.
(b) No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
(c) All debris, rubbish, leftover food and discards are placed in trash chute outside the unit, and soiled dishes are placed in the dishwasher and cleaned. No excessive mess that requires extra cleaning or carpet shampooing.
(d) All keys returned to Front Desk at check out and unit is left locked.
(e) All charges accrued during the stay are paid prior to departure.
(f) No linens or towels are lost or damaged.
(g) Electricity charge is not greater than $12/night or $360/month.
(h) NO late check-out.
(i) The renter is not evicted by the owner (or representative of the owner), the local law enforcement, condominium management or security company.
(j) No House Rule violations.
(k) Unit is returned in the same condition it was found and furniture in the same place it was found.
・RENTAL RULES AND REGULATIONS
1, CHECK-IN TIME IS AFTER 4PM HST AND CHECK-OUT IS 10 A.M. HST. Please check in and pick up card keys and return card keys at check out at the Security Desk in the Lobby
2, This is a NON SMOKING unit and a NON SMOKING property. A violation of this rule will result in a forfeiture of your security deposit.
3, PETS are not permitted in rental units.
4, We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.
5, Guest(s) must abide by the condominium HOUSE RULES and any violation by Guest(s) or their invitees are the sole responsibility of the Guest. A copy of the House Rules was provided with this agreement.
6, PAYMENT – An advance payment equal to 100% of the rental rate is required 30-40 days before arrival. Please make payments via ACH transfer, wire transfer, or U.S. bank cashier’s check payable to Starts International Hawaii, Inc. Payments using credit cards are subject to a 3% processing fee for US transactions and 4% fee for international transactions. .
7, MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
8, MAXIMUM OCCUPANCY– The maximum number of guests per condominium is limited to six (6) persons for two bedroom villas and eight (8) persons for three bedroom villas according to the House Rules. Violations are subject to $500.00 per person per night for each guest over the aforementioned maximums, plus fines assessed by the Homeowners Association.
9, THIS PROPERTY REQUIRES A SIX (6) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven days, the guest will be charged the seven-night rate.
10, INCLUSIVE/NON-INCLUSIVE FEES – Rates include a one-time linen-towel setup, starter supplies only. Local phone calls and internet access are complimentary but not guaranteed. Lost key and lock-out fees are NOT included and will be charged to Guest accordingly. Additional or special parking needs are subject to a $30 + tax per day charge payable directly to the Front Desk.
11, NO MAID SERVICE – Maid service is not included in the rental rate, however, it may be available for an additional charge as offered by onsite housekeeping provided that we are given 35 days advance notice. You may use the beach towels at the pools and beach, but must return them to the unit. Under no circumstances are bath towels or linens to be taken from the units.
12, RATE CHANGES – Rates are subject to change without notice until security deposit and signed rental agreement are received.
13, FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14, WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15, HURRICANE OR STORM POLICY – No refunds will be given unless: (a) The National Weather Service orders mandatory evacuation in a “Tropical Storm/Hurricane Warning area” and/or (b) A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund: (a) Any unused portion of rent from a guest currently registered, (b) Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and (c) Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
16, AS IS, WHERE IS – Renter agrees to accept property “As Is” and “Where Is”.
17, The rental agent and guest hereby agree to and declare that in the event of the premises being sold, destroyed or made untenable by acts of God, fire, insurrection, civil war, etc., this lease shall immediately become null and void and the Guest has no financial responsibility for any and all losses there from. Any rent or security deposit paid in advance will be refunded. In the event the unit is conveyed and the new owner chooses not to honor this rental agreement, every effort shall be made to find substitute accommodations for the Guest. However, no guarantees shall be made as to the suitability of the accommodations or that substitute accommodations can be found.
